§ 8004 Lien Claimant Definition

Key Takeaways

  • •A 'claimant' is someone who can ask for money they are owed for work they did on a building or property.
  • •They can do this by filing a lien (a legal paper saying they are owed money), stopping a payment, or making a claim against a payment bond.
  • •This rule started in 2011 but didn't fully begin until 2012.

Example

Imagine you fixed someone's roof, but they didn't pay you.

You can be a 'claimant' and file a lien on their house. This means they can't sell the house without paying you first.
