This law says that when someone sells or gives away their property, they can't later claim they still own it. The new owner gets to keep it, unless someone else buys it first and records the paperwork properly.

Key Takeaways

  • •Once you sell or give away your property, you can't take it back.
  • •The new owner keeps the property unless someone else buys it first and records the sale.
  • •Recording the sale (filing paperwork) is important to protect the new owner.

Example

Imagine you sell your house to your neighbor, but then try to sell it again to someone else.

The first buyer who records the sale at the county office gets to keep the house. You can't take it back or sell it again.
