§ 4620 Lien Notice To Members

Key Takeaways

  • •If someone files a lien (a legal claim for unpaid work) on a shared area in a community (like a park or pool), the community group must tell all members about it.
  • •The community group has 60 days to send this notice to everyone.
  • •The notice must be sent individually to each member, not just posted somewhere.

Example

A contractor fixes the community pool but doesn’t get paid, so they file a lien on the pool area.

The community group (like an HOA) must tell every homeowner about this lien within 60 days, so everyone knows there’s a problem.
