§ 4528 Document Billing Disclosure Form

Key Takeaways

  • •This law is about a form that sellers must use to tell buyers about important documents for a property.
  • •The form must be easy to read (at least 10-point font) and list all the documents the buyer might need.
  • •The seller can give some documents for free, but others might cost money.
  • •The buyer doesn’t have to buy all the documents listed—they can pick which ones they want.

Example

You’re buying a house in a neighborhood with a homeowners association (HOA).

The seller must give you a form listing all the HOA rules, fees, and other important papers. Some, like the HOA rules, might be free, but others, like financial reports, might cost extra. You can choose which ones you want to pay for.
