§ 1218 Recording Certified Property Titles

This law lets a certified copy of a property document be filed in any county, and once filed it has the same legal effect as the original.

Key Takeaways

  • •A certified copy can be recorded in any county.
  • •The recorded copy has the same legal power as the original.
  • •This applies to any instrument that affects real‑property title.

Example

A homeowner moves from San Diego to Riverside and wants to file a certified copy of their deed in Riverside County.

Because the deed is a certified copy, the homeowner can record it in Riverside County. Once recorded there, it works just like if it had been recorded in San Diego originally.
